What is ICF? 

ICF, or Insulated Concrete Forms, is a modern way to build homes. It uses foam forms to create sturdy and well-insulated structures; concrete is then poured down the center.

This serves as an excellent basement wall, but also as a viable alternative to traditional wood framing.

ICF forms are lightweight, easy to use, and fit together like building blocks. The end result is a premium home that’s comfortable, quiet, and airtight.

Can plumbers and electricians work with ICF?

Yes. Plumbing and electrical can be cut into the foam by a hand saw, router, chainsaw, or hot groove.

Electrical rough-in is straightforward. The boxes are mounted to the tie.

If desired, the foam is thick enough to recess 2″ pipe flush with the wall. Keep in mind some codes do not allow you to flush-mount the plumbing.

Is ICF more expensive than standard framing?

On average, ICF homes will cost 3-5% more to build; however, the cost savings in most other areas will benefit you for a lifetime. With up to 60% energy savings, your monthly utility bill will make up the cost difference over time.

Of course, it’s more than about savings. You’ll enjoy a more comfortable, quieter, and higher-quality home.

What is the structural durability compared to standard framing? 

It’s not even close.

The strength of SuperForm ICF is derived from solid concrete. In our forms, concrete is cured in a perfect environment, making it 30% stronger than conventional concrete walls. SuperForm provides high-impact resistance and withstands up to 250 mph winds. It also has exceptional fire resistance, resulting in a 4-hour fire protection rating.

How hard is ICF to install?

Installation isn’t difficult but will require some basic understanding to ensure quality is not compromised. Miller ICF is on-call and available for on-site support to equip you.

How efficient is ICF?

Studies have proven that SuperForm ICF has 58% better R-value than conventional wall systems, resulting in energy savings of up to 60% per year. This is achieved by the thermal mass of the concrete, superior air tightness, and continuous insulation on both sides of the wall assembly.

Are there limitations to ICF?

SuperForm ICFs are designed with maximum design freedom, with 1″ repeating cut lines. This allows you to match any plan on the job site and helps reduce waste, whether it is a radius wall, gabel wall, or anything else you want to achieve.

What tools & materials will I need to install ICF?

Why isn't ICF more mainstream for home building?

ICF has suffered a mediocre reputation in years past. Early versions tended to be too expensive, not strong enough, and suffered from concrete blowouts and other headaches.

Some competitors required each row to be tied down, increasing the build time. Some weren’t adaptable enough to support all the various interior and exterior finishing products.
